Saving 3,200 PLN on commission for a software house
Software team looking for a loft office in Jeżyce. Bypassing the agent and direct contact with the townhouse owner avoided initial fees and negotiated a free month.
The CodePoz Software team needed an office with character in Poznań's Jeżyce. Instead of paying an agent just for showing the keys, they used Fairofoffers and dealt directly with the owner.
The challenge
The company employed 9 people and was squeezed in a cramped, 45-meter apartment in Wilda. For 4 months they had been looking for something larger that would fit the character of an IT company. All offers from real estate brokers involved a commission of full monthly rent – in this case about 3,200 PLN net.
With a limited relocation budget, this money was needed for new desks and better chairs for programmers. An additional problem were agents who could not answer simple questions about the power connection power or availability of fiber optics in the old townhouse.
Our approach
The owner of CodePoz, Mr. Marek, came across our platform and immediately used the 3D tour of a loft townhouse on Kochanowskiego Street. After 12 minutes of online inspection, he decided that the room layout was ideal for an open space and a small conference room.
Instead of calling a real estate agency, he contacted the building manager directly through the number provided in Fairofoffers. We helped him prepare a list of technical questions about network infrastructure, which allowed avoiding three redundant introductory meetings. The entire premises verification process took only 6 business days.
The solution
They chose a premises with an area of 114 m2 with raw brick on the walls. Thanks to bypassing the broker, Mr. Marek could negotiate terms directly with the decision-maker. Fairofoffers provided a clean lease agreement template, which both parties accepted in 48 hours.
The townhouse owner, not having to pay commission to an agent for finding a tenant, met the company halfway. He agreed to 21 days of rent-free period for the time of furniture assembly and server room configuration. This was a concrete gain that could not have been won with the participation of a real estate agency.
Results
The direct relationship with the owner and 3D tour shortened the office search time by over 3 months and left cash in the client's pocket for furnishing the premises.
